Are you ready for a Building & Pest Inspection Report

When a seller lists their property on the market for sale, they would like the sale to proceed smoothly through to settlement with as little fuss as possible. The last thing a seller wants is to receive a negative report on their property from either a Building Inspector or Termite Inspector. You don’t want your sale to collapse during the cooling off period. Therefore, to reduce the chances of that happening to you we have prepared a quick and easy checklist of areas within your home that can be checked beforehand, remedied if need be, to help the inspection process.

 

Check List for the Building Inspection

Ensure that:

    • All doors and windows open and close smoothly.

    • All water taps turn on and off smoothly, replace any leaking washers if necessary.

    • The shower base doesn’t leak or lose water.

    • The roof tiles or roofing iron are complete and are not damaged.

    • There are no obstructions to the roof void or sub-floor areas.

    • There are no obstructions to any of the rooms inside the building.

    • Any pergolas or additions to the building are Council approved and in good repair and are pleasing to the eye.

    • The building in general is in good repair and reflects a safe environment.

    • If you have a swimming pool that it is Council compliant and in sparkling clean condition, operating quietly, and no water leaks to be found around the pool filter.

Check List for Pest/Timber Inspection:

Ensure that:

  • There are no timbers in contact with the ground and building.

  • All gardens are at least 100mm below the bottom of the weep holes.

  • There are no timbers or other materials stacked against the outer walls of the building.

  • There are no bushes or trees covering the outer walls of the building.

  • There are no obstructions to the roof void or sub floor areas.

  • There are no obstructions to any of the rooms inside the building.

It may seem to you like a lot of work, but it is definitely worth the time and effort. By doing all of the above it can make a difference of thousands of dollars when sale time comes around. If you don’t have the time, consider getting a handyman for the outside jobs and a cleaner for the inside.
